HOW IT WORKS
You and your agent work together to decide which services can increase your home’s value the most and set an estimated budget for the work
When you’re ready to start, your Compass agent will be by your side as you engage vendors and commission work.
Once the transformation is complete, your home will go on the market.
You’ll pay for the services when one of the following happens - your home sells, you terminate your listing agreement with Compass, or 12 months pass from your Concierge start date.

This is a chance for me to get a little information from you about your home so I can be prepared for our first meeting. This can happen over the phone or through email, whichever you prefer.

To provide you with an accurate idea of what the market is saying about price for your home, I need to see it! Sounds obvious but it is a step many agents skip. In this market how you price your home and the condition can mean a difference of tens of thousands of dollars. After I have had a chance to do our walk-through, I will provide you with a Home Prep Checklist. This checklist will outline repairs and updates that I believe will get you the best price for your home.
Selling a home is a huge deal. You need to be confident in the counsel you receive. I spend several days gathering information on the market and touring and reviewing recent sales in your neighborhood. By analyzing the market from many angles, I am able to give you the information you need to price your home for the best result. This analysis is provided at no cost. Overpriced homes can sell for up to 15% less than those that are priced and marketed well.
This is our nuts and bolts meeting. By the end of this meeting you will have an understanding of what the market price range is for your home, and what you can expect from my team if we choose to work together. We will also discuss timing, market strategy and next steps should you choose us to list your home.

Negotiation
In order to get you the most favorable terms, we will negotiate the following: closing timeframe, purchase price, inspection terms, financing, earnest money and more.
If we receive more than one offer, we will provide analysis on the pro’s and con’s for each offer. We will make sure you are protected and understand the contract you are signing.

Now the real work begins. Once we have decided that working together is the best path to achieving your goals, I will make a custom checklist for you of the items that you need to do to ensure the best price and the least market time. In addition, I will provide you with a calendar with all of the dates you will need to be aware of.

Listing and photos are syndicated to all websites (e.g. Redfin, Zillow, Realtor.com, etc.)
Listing sign goes up, MLS keybox installed.
Two open houses on opening weekend
In-house presentation including flyers, neighborhood map, and home update list.
Home is marketed to all social media platforms. We run paid ads, social posts and share with our network of agents.
Proactive communication with ALL showing agents
PATH TO CLOSING
Once your home goes pending, I will guide you through the labyrinth of details required in the closing process. I will help with the following:
Provide timely updates to you to keep surprises to a minimum.
Coordinate all the details with the closing service, including escrow, title and the lender.
Work with escrow to ensure that all documents needed are complete and in order.
Help facilitate a timely closing.
TEN.
SOLD!
You will be signing your closing documents a couple of days prior to closing. On the day of closing, typically the documents will be recorded at the county in the late afternoon and you will have funds available the next business day.
